The process of building a new home starts, of course, with the land!

HDC can assist you in obtaining a buildable home site for your project or the possibility exists that what you have in mind may be right in current inventory. HDC works hard to find locations that will  provide the best for your family needs such as schools and neighborhoods as well as be a sound investment in your decision to buy a new home.

We visit each location with our clients so that we understand exactly what you want...and don't want. HDC exhausts all resources including land brokers, land developers, and even property owners to obtain buildable land for new homebuyers. If you are a landowner and you believe that your parcel would be suitable for new construction, call us for evaluation and inquire about the creative ways to have HDC manage your property through the approval process for optimum return.

When the right location for you is obtained, no trees are cut without first analyzing its impact on your views, privacy, sense of wilderness or the environmental impact on your neighbors property and town laws. Positioning of the home on the site is done inclusive with you and or your design professional. Right through the process you are kept informed with each phase to make sure your needs and goals are met. We do all this so you can focus on the house of your dreams! As society grows so also does need for desirable land.

One alternative for a new home location is the razing of an existing home, and constructing a new one on the same site. This method of purchasing home sites, also known as “the teardown”, is becoming a widely acceptable and rapidly growing staple in many regions of the country. There is  however, many more considerations in finding the home site that will retain its permit ability after the existing structure is removed. There are numerous laws and local regulations governing the teardown process. Just because there is an existing home on the site is not cause to believe that there can be another one erected.

Many local zoning by-laws and Board of Health agencies have imposed strict regulations in this area of real estate development. Each town across the state can be different in more than one way and that be enough to turn your dream into a disappointment. This process, although a bit more complicated than normal, is well within the experience of HDC. Shown is an example of an existing home being demolished and the site prepared for the new construction. All permits and approvals are researched and obtained prior to the demolition.

Every client of HDC is assured of their home site being buildable before the purchase takes place.

Below is a recent demolition we did to make way for a custom home in the woods...
